1. Platform Operations & Scope

SafeHome operates solely as an online advertising platform and housing directory to assist property owners and hosts in displaying available housing and bed vacancies. SafeHome is strictly an advertising service and is not a real estate agency, property management company, broker, or legal representative for any user or listing.

2. No Guarantee of Occupancy or Results

SafeHome provides visibility and placement across our network for listed properties. While platform traffic and past host experiences may demonstrate strong results:

• SafeHome does not guarantee specific placement results, inquiry volumes, lease signatures, or filled beds.
• Subscription fees ($25/month per property) cover the digital placement, hosting, and display of your property listing on our directory.
• All rental outcomes depend on broader market demand, pricing, location, property condition, and direct host communication.
• SafeHome is not responsible or liable for vacant beds, loss of rental income, or unrealized leasing goals.

3. Property Information & Host Responsibilities

SafeHome does not own, inspect, manage, verify, or control any of the properties listed on this website.

• Host Accuracy: Property owners are solely responsible for ensuring that all listing details, photographs, pricing, amenities, and availability status are accurate, truthful, and kept up to date.
• Compliance: Property owners are responsible for complying with all applicable local, state, and federal housing laws, zoning requirements, and Fair Housing regulations.
• No Endorsement: SafeHome makes no warranties or representations regarding the physical condition, safety, habitability, or legal compliance of any listed property, nor the suitability, background, creditworthiness, or identity of any prospective tenant or host.

4. Direct Transactions & Limitation of Liability

Any lease, rental agreement, payment, or communication entered into between a property owner and a prospective tenant is strictly a direct transaction between those individual parties.

• SafeHome is not a party to any lease agreement, payment collection, or housing dispute.
• To the fullest extent permitted by law, SafeHome, its operators, and affiliates shall not be held liable for any direct, indirect, incidental, or consequential damages, losses, personal injury, property damage, or claims arising out of or in connection with site listings, host-tenant interactions, or tenancy agreements.

5. Subscription Fees & Cancellations

Billing: Property listing subscriptions are billed at $25.00 per month per property listing, recurring monthly until cancelled by the host.

Cancellation: Property owners may cancel their recurring subscription at any time prior to their next billing cycle to prevent future charges. Monthly subscription fees already processed are non-refundable.
